House Rules
THIS IS AN ADULT ONLY PROPERTY!
RENTAL AGREEMENT This is a short term rental agreement between homeowner and the above mentioned guest, as of the date mentioned above. This agreement for good and valuable consideration, the sufciency of which is acknowledged the parties hereby agree as follows:
The properties are located at: ON THE ROCKS 335 County Rd 208 Crane Hill, Al (Phone number hidden by Airbnb) REEL SIMPLE 345 County Rd 208, Crane Hill (Phone number hidden by Airbnb) WANDERLUST (Phone number hidden by Airbnb) County 852 Crane Hill Al (Phone number hidden by Airbnb) 1. Rental Party: The Rental party shall consist of only the number of guest that are listed on reservation. 2. Maximum Occupancy: The maximum number of guests is limited to 2 persons for On the Rocks/Wanderlust. Maximum Occupancy for Reel Simple being 6. 3. Term of the Lease: This lease begins at 4:00 pm check-in date and ends at 11:00 am check-out date. 4. Minimum Stay: This property requires a 2 night minimum stay. Longer minimum stay may be required during holiday periods. 5. Access: Guest shall allow homeowner access to the property of repair and inspection. Home owner shall exercise this right of access in a reasonable manner. 6. Rental Rules: Guests agrees to abide by the rental rules at all times while on the property and shall cause all members of rental party to abide by the rules at all times also. A. Damage to the property or furnishings B. Dirt or mess requiring excessive cleaning or C. Any other cost incurred by homeowner due to guest negligence or other conduct. If premises appear dirty or damaged upon check-in, guest shall inform homeowner immediately.
Cleaning fee of $100. Lodging tax 10%. Strict Cancellation Policy: Acceptable payments; major credit card. Payment by credit card may be made through (Hidden by Airbnb) /Airbnb with the “Book-It” button. RENTAL RULES: 1. Smoking is NOT permitted inside. Smoking is allowed OUTSIDE ONLY. Butts put in trash, NOT thrown on the ground. 2. No other guests allowed other than 2 adults on property. Any other person in the property is the sole responsibility of the guest. 3. The home is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of their guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. 4. Keep the property and all furnishings in good order. 5. Only use appliances for intended use only. 6. Sorry NO pets allowed. 7. Parking: Please keep all vehicles in the driveway. 8. Housekeeping: There is no daily housekeeping service. Linens are not changed out during your stay or the soap, toilet tissue, paper towels and trash bags are not replenished. We suggest you bring your own beach towels. We do not permit towels to be taken from the house. 9. Water/septic: The house is on a septic system. The septic system is very effective; however, it will clog up if improper material is ushed. DO NOT FLUSH anything other than
toilet paper. No feminine products should be ushed at any time. If it is found that feminine products have been ushed and clog septic system, you could be charged for damages and cost of repair. 10. Storms: No refunds will be given for storms. Weather good of bad is beyond our control. 11. Maintenance policy: We cannot guarantee against mechanical failure of heating, a/c, t.v.’s, satellite receivers or other appliances. Please report to us any in-operative equipment to us immediately. We will make every reasonable effort to have repairs made quickly and efciently. No refunds or rent reductions will be made. As we all know “things” do occasionally stop working, we hope this doesn’t happen during your stay. By reading and agreeing to additional house rules he or she understands they are releasing and discharging any claims or actions that I may have at the present time or future,for negligent acts,omissions or other conduct by the owners,agents,officers or employees of property. Swimming, boating and kayaking are allowed but renters will assume all risk and homeowner will not be responsible for accident or death. Must wear lifejackets at all times. NO LIFEGUARDS ON DUTY please bring lifejackets especially for children. As we do hope you have an enjoyable stay, please make responsible decisions.
